$PROPC Staking V3: V2 to V3 Migration Explained

With the launch of the new Propchain dApp, V2 staking positions are to be migrated to the upgraded system.

Here’s how it works, so you’re ready when the time comes.

Once the new dApp goes live, the old staking contracts will:
→ Retain current APY for 30 days, then drop to 0%
→ Have early withdrawal penalties removed immediately

Note: The V3 dApp is not yet live but once it is, here’s how to migrate:

1. Launch the new dApp from the same URL as the current one: announcement will follow once it’s live.

→ Go to the Migration tab (only wallets holding V2 staking positions will see this)

2. Click “Unstake Now” – if you hold multiple stakes, the system will automatically cycle through each one to streamline the process.

3. Approve the required transactions in MetaMask or your connected wallet – this will interact with the old contracts.

→ Your staked tokens and any unclaimed rewards will be returned to your wallet
→ No penalties applied

4. Once unstaking is complete, you’ll be presented with the new staking options and can choose a fixed-term pool for your $PROPC.

The upgraded staking system offers:
→ Dynamic APYs that adjust with TVL – migrate early to maximise rewards
→ Fixed-term pools (6, 12, and 24 months)
→ Optimised reward logic for fairer distribution

$PROPC Staking V3: APY Mechanism Explained

Here’s what’s changed and how it compares to the old system ↓

The new dApp V3 introduces three fixed-term staking pools:
→ 6 months (Short-Term)
→ 12 months (Mid-Term)
→ 24 months (Long-Term).

Each pool has a variable APY based on TVL, with longer-term commitments earning proportionally more.

Unlike the previous system, the new APY is dynamic and recalculated every time someone stakes or unstakes. It follows a straightforward model:

APY = (Reward Cap / Total Staked) * (1 / Lockup Duration in Years)

As more people stake, the pool’s APY adjusts downward. When TVL drops, the APY rises.

Rewards accrue continuously via a checkpointing system. Whenever the pool TVL changes, the contract logs a new checkpoint containing timestamp, TVL, reward rate per second, and cumulative reward per token.

This allows users to claim accurately calculated rewards at any time without needing to unstake or reset their position.

Claimed rewards do not auto-compound. If users want to restake them, they’ll need to do so manually.

Early unstaking is always allowed, with penalties scaling based on how early you exit. There are no hard locks. Users in the old staking system can use migration mode to exit cleanly and withdraw tokens and rewards without penalties.

Staking in the new system continues to grant governance rights and access privileges, but now operates under a more robust reward logic that adapts to user behavior, not just pre-set values.

This upgrade moves $PROPC toward a more reliable and long-term-aligned staking infrastructure.

Why Trier, Germany?

Here’s the thinking behind Prop.com's latest €24M* acquisition - a 315-unit student housing asset in Western Germany ↓

There’s a clear shortage of student housing in Germany, especially in Tier 2 cities like Trier, which is part of a 140,000+ student cross-border university network.

Aside from limited public housing offered by the student union, there’s only one other private student housing provider in the area - and they focus on unfurnished units.

➤ This makes the Trier development unique: a professionally managed, fully furnished offering located directly between university campuses.

The current operator’s lease expires in September 2025, unlocking the opportunity to bring in a new operator focused on a modern, student-oriented offering - including furnished units, communal spaces like a learning lounge, and outdoor amenities such as a BBQ area and padel court.

These upgrades, together with 42 additional units created from repurposed space, are expected to drive a significant uplift in rental income.

The property will also undergo a full energy-efficient refurbishment, including heat pumps, solar PV, and envelope improvements, aligned with institutional ESG standards.

Once stabilised, the asset is well positioned for PropYield, providing onchain access to returns from high-demand European markets.

Reopening is planned for Spring 2026.
